Performance Solutions (Alternative Solutions)
A Performance Solution is a building solution that complies with BCA performance requirements, other than satisfying the Deemed-to-Satisfy provisions.
MAA Experience in Performance-Based Building Design
At MAA, we have experienced Accredited Access Consultants who have completed building surveying degrees and the Graduate Certificate fire engineering qualification from Victoria University in performance-based building and fire codes, including the unit of study Performance Codes Methodology and Structure (VQB5642).
This allows our Principal Consultant to oversee the development and assessment of ‘Performance Solutions’ as a form of compliance with the Building Code of Australia.

Alternative Solutions or Performance Solutions?
As background information, an Alternative Solution was the correct term up until the revision in NCC/BCA 2016. Before 1 May 2016, an Alternative Solution was described as “a building solution that complies with BCA performance requirements, other than by reason of satisfying the Deemed-to-Satisfy provisions.”
The term Performance Solution was introduced on 01 May 2016 in BCA 2016 and is “a method of complying with the Performance Requirements other than by a Deemed-to-Satisfy Solution.” Essentially, the two terms are interchangeable and now mean the same thing.
Performance-based accessibility compliance
A project team may decide to meet the Performance Requirements via a route which does not strictly meet the prescriptive Deemed-to-Satisfy provisions. When this approach is proposed, it is correctly referred to as a Performance Solution (or Alternative Solution).
Performance Solutions will only comply with the National Construction Code when the Assessment Methods used can prove that the Building Solution can satisfactorily demonstrate compliance with the Performance Requirements. MAA are experts at preparing this documentation.
If a Performance Solution is demonstrated to be at least equivalent to a Deemed-to-Satisfy Provision, the Performance Solution is deemed to have achieved compliance with the relevant Performance Requirement.
This requires a detailed assessment of the design in accordance with the methodology outlined in the NCC/BCA, using an appropriate Assessment Method.
